Real estate contracts in Texas are standardized forms promulgated by the Texas Real Estate Commission. As a licensed real estate professional, I guide clients through these documents, explain the terms and timelines, and ensure the forms are completed accurately based on the details of the transaction.

If legal advice is needed beyond the contract itself, clients may choose to consult an attorney.


Negotiation Strategy
I negotiate pricing, repairs, and other terms to help protect my clients’ interests.


Transaction Coordination
From inspections to closing, I help manage the timeline and communicate with lenders, title companies, and other parties involved in the transaction.


My goal is to make the process organized, transparent, and manageable from start to finish.


In Texas, real estate transactions involve several standardized forms and required disclosures. Most contracts used in residential transactions are promulgated by the Texas Real Estate Commission.


As part of the process, I help ensure the correct forms and disclosures are completed accurately and submitted on time so the transaction moves forward smoothly.


Negotiation plays a major role in the outcome of a real estate transaction. My job is to represent my client’s interests and help structure terms that support their goals.


With more than 20 years of experience, I guide clients through negotiations involving price, repairs, timelines, and other contract terms.

My focus is always on clear communication, strong advocacy, and protecting my client’s position throughout the transaction.


The Multiple Listing Service, commonly called the MLS, is a professional database used by real estate agents to share property listings with other agents and their clients.


When a home is listed in the MLS, it becomes visible to thousands of real estate professionals representing buyers across the region. Listings are also distributed to many public real estate websites, which helps increase visibility and attract potential buyers.


In the North Texas market, MLS exposure is an important part of marketing a home because it allows agents throughout the larger Dallas–Fort Worth Metroplex to see and share the listing with their clients.


A Comparative Market Analysis, or CMA, is a detailed pricing evaluation used to estimate the likely market value of a home.


To prepare a CMA, a real estate professional analyzes recent home sales, current listings, and market trends in the surrounding area. The goal is to compare similar properties and determine how a home fits within the current market.


For sellers, a CMA helps identify a strategic listing price that attracts buyers while maximizing the home’s value. For buyers, it can provide insight into whether a property appears competitively priced.


In communities such as Lantana, Texas, Argyle, Texas, and Flower Mound, Texas, accurate pricing can make a significant difference in how quickly a home sells and the level of buyer interest it receives.


An appraisal is a professional opinion of a property's value prepared by a licensed appraiser. Most lenders require an appraisal when a buyer is obtaining financing to ensure the home’s value supports the loan amount.


The appraiser evaluates the property, reviews comparable sales, and considers market conditions before determining a value.


If the appraised value comes in lower than the contract price, the buyer and seller may need to renegotiate or explore other options.


Understanding how appraisals work can help both buyers and sellers prepare for this important step in the transaction process.


In Texas, a real estate broker may represent both the buyer and seller in the same transaction through a structure called intermediary representation. This arrangement is governed by rules established by the Texas Real Estate Commission.


When intermediary representation occurs, the broker acts as a neutral party between the buyer and seller while ensuring that both parties receive the required disclosures and assistance in completing the transaction.


Some brokerages may also appoint separate agents within the same brokerage to represent each party.


My role is always to clearly explain representation options so clients understand how agency relationships work before entering into a transaction.


In many situations, I focus on representing one side of the transaction so my clients receive clear advocacy throughout negotiations.


Yes. Under current real estate practice changes, buyers must sign a written representation agreement with a real estate professional before touring homes in person or virtually.


This requirement helps establish a clear working relationship between the buyer and their real estate advisor, outlining the services that will be provided and how representation works during the transaction.


In Texas, agents must have a written agreement in place before showing residential property or performing brokerage activities on behalf of a buyer. Brokerage activities include services such as advising on pricing, preparing or submitting offers, negotiating contract terms, or representing a buyer’s interests during a transaction.


These rules are designed to increase transparency and ensure buyers understand who represents them during the home buying process.


If you're considering purchasing a home in communities such as Lantana, Texas, Argyle, Texas, Flower Mound, Texas, or Highland Village, Texas in Denton County, Texas, I walk clients through the agreement so they clearly understand their representation before we begin touring homes.


In 2024, nationwide practice changes affecting the real estate industry took effect following a settlement involving the National Association of Realtors.

Some of the key updates include:

• Written buyer representation agreements are now required before touring homes.
Buyers must sign a written agreement with their real estate professional before viewing properties in person or virtually. This agreement outlines the services provided and how the agent may be compensated.

• Real estate commissions remain negotiable.
Compensation is not set by law and can be discussed and negotiated as part of the transaction.

• MLS systems no longer display offers of compensation to buyer agents.
These discussions now occur directly between the parties involved in the transaction.

Additionally, Texas law requires a written agreement with a prospective buyer before showing residential property or performing brokerage activities on their behalf.


Under rules from the Texas Real Estate Commission, brokerage activities go beyond simply opening a door to show a house.

Examples generally include:


Activities considered brokerage services


• Showing or touring homes
• Advising a buyer about pricing or market value
• Preparing or submitting offers
• Negotiating terms of a contract
• Recommending negotiation strategies
• Coordinating inspections or repairs
• Advising on disclosures or contract terms
• Communicating with the seller’s agent on behalf of a buyer


These activities involve representing or advocating for a client, which requires a formal relationship through a written representation agreement.


Activities that are usually NOT brokerage services


These are typically considered general information or “ministerial acts.”


• Answering general questions about the market
• Explaining how the buying process works
• Sending listings to a consumer
• Discussing neighborhoods or communities
• Talking about financing options in general terms
