RElocation Client Case Study

Property: Maid Marion Lane


What my client needs: 

Due to an unexpected job relocation, my clients needed to sell their home quickly for the highest price possible. 


Challenges: 

  1. After interviewing relocation agents provided by the relocation company, they requested to use me to sell their property and still keep their relocation package.
  2. The property is unique, with over 5 acres of land lacking comparable properties. The sellers thought they would be in the home longer, so they built a four-car garage instead of first fully updating the home to modern trends. 


Solution: 

  1. The relocation company approved my clients to use me.
  2. The home was pre-inspected, and any needed repairs were completed to aid in marking it. The sellers had a pre-listing appraisal on the home to determine what an appraiser could use as a comparable in this unique property. Some of the marketing included Professional Staging, a Matterport 3D tour, a Professional Photo, a Home Information book, and a detailed two-page story of the home that was created in addition to being posted online. 


Results: 

The appraiser was challenged to find comparable properties. Because he had such a difficult time, he could only give a range of values and wrote a lengthy explanation of the findings. 


Upon further review, my clients felt they needed to list just below the appraiser's range. We had many showings, with the majority of feedback being that the home was outdated. Sellers felt that having the pre-listing home inspection and pre-listing appraisal open to buyers and listing under the pre-listing appraised value helped sell and not have any appraisal issues for closing. 


Case Summary: Relocation is always challenging, especially when you have a unique home to sell while simultaneously purchasing in another state. My clients managed to take a lot of their personal emotions out of the home sale and put themselves in their buyer's shoes when looking at their home.
