The hybrid fee service is best suited for properties valued $350,000 and above. *Restrictions apply.
In addition to the hybrid fee service, we can charge by the hour or offer traditional commission models.

1. Our compensation model removes any conflicts of interest that a traditional real estate agent might have in a transaction. This gives you confidence that the advice you receive is genuinely unbiased.
2. Our á la carte model allows you to control your service cost. Whether you want to view one or 100 homes, submit one or 50 offers. We are with you until you find the perfect home.
*Showing fees, property research fees, and offer and negotiation fees are non-refundable.

We offer comprehensive support for both buyer and sellers from start to finish.
1. Initial Consultation - Our first meeting is an opportunity to understand your objectives, introduce our process, and discuss the current market conditions.
2. Home Discovery Meeting - We will discuss your goals in detail and outline a step-by-step strategy. We will also discuss legal paperwork and vital market stats.
3. Professional Advice and Guidance—Leveraging my experience and continuous study of the real estate market, I provide informed advice tailored to your specific situation.
4. Research - Market analysis, property research and identification
5. Offer and Negotiation - Drafting, submitting, and negotiating offers.
6 . Due Diligence - Coordinating and attending inspections, appraisals, and other necessary evaluations and reviews.
7. Contractor Meetings - Meeting contractors and appraisers if necessary.
8. Repair Negotiation - Drafting, submitting, and negotiating repairs.
9. Closing Coordination - Ensuring all paperwork is completed, legal requirements are met, and the transaction is closed smoothly.
Note: *Not all tasks associated with transactions are listed.
For Buyers: viewing properties, researching, drafting, and negotiating offers are the most unpredictable parts of the transaction process. Therefore, we operate a hybrid flat fee and á la carte service model, charging a small fee for house tours, detailed property research, and purchase offers. This gives our buyers more control over the process and expenses associated with thier purchase.
For Sellers: the services I include in my luxury package are what buyers want; some services are not necessary; however, should a seller choose additional services, they may pay for them upfront as an á la carte services.
Note: We accept credit cards for retainer fees and á la carte services.
Dual agency leads to conflicting loyalty and a lack of fudiciary duties. When dual agency occurs, it prohibits the agent from negotiating on behalf of their client(s) and creates a conflict of interest. Dual agents may not advocate for one party by harming the other. That means no advice for either party as you must treat each party equal and fair, as well as a higher risk of lawsuits.
My company does not participate in dual agency.
Note: In 20 years, I have never listed a home an existing buyer client wanted to purchase.
